Can my landlord increase rent more than once a year?

No. Under the BC Residential Tenancy Act, a landlord can only increase the rent once every 12 months. This 12-month period starts from the date the rent was first established or the date of the last legal rent increase.

Does the 2026 cap apply to commercial properties?

No. The 2.3% annual rent increase limit only applies to residential tenancies covered by the Residential Tenancy Act. Commercial lease increases are governed by the terms of the individual lease agreement.

What happens if my landlord didn't use the correct RTB form?

A rent increase is only valid if the landlord uses the official "Notice of Rent Increase" (Form RTB-7). If the notice is given via a simple letter, email, or text message, it is not legally binding and the tenant is not required to pay the increase.
